North Augusta is set to undergo significant changes with the development of Bluegrass Place and The Hive, catering to the increasing demand for housing and commercial spaces. North Augusta, S.C. is on the brink of significant transformation with two major developments underway on either end of Martintown Road. The projects, known as Bluegrass Place and The Hive, are set to introduce a variety of residential options and commercial spaces, addressing the growing demand for housing and amenities in the area.
Located near Augusta, Bluegrass Place will be developed on an approximately 50-acre vacant lot, which sits between East Buena Vista and Martintown Road, surrounding the Monterrey Mexican restaurant. The North Augusta mayor has confirmed the ongoing construction of this development, which received approval from city leaders in 2022.
The development plan for Bluegrass Place encompasses a multitude of offerings, including 51 acres reserved for retail and restaurants, 52 single-family homes, 82 townhomes, 300 apartments, and 100 senior living units. Additionally, located within the property area is a nearly collapsed old house that was previously hidden in the woods, reflecting the mix of old and new that characterizes this area.
Meanwhile, at the opposite end of Martintown Road, the The Hive development is also taking shape. Ground was broken for this project three months ago, and it is planned to span approximately 175 acres. This ambitious project is expected to feature nearly 700 new homes, along with an integrated selection of restaurants and businesses aimed at creating a comprehensive community environment.
The developers of The Hive have indicated that the construction of apartments will take precedence, with other components of the development slated to begin in the spring of next year. The vision for The Hive is to establish a “work-live-play environment”, fostering a connected community that offers residential, commercial, and recreational opportunities.
As these projects progress, city officials are taking steps to mitigate potential traffic congestion that may arise from the influx of new residents and businesses. Plans include installing traffic lights and implementing roadway improvements in areas surrounding both developments.
The need for further residential and commercial facilities in North Augusta has become increasingly pressing, especially in light of population growth in South Carolina. Bluegrass Place alone will contribute a total of 537 new homes to the local housing market, incorporating a mix of rental apartments and age-restricted housing aimed at seniors. The breakdown includes 300 apartments, 100 senior living units, and 137 units comprised of townhomes and single-family residences available for rent.
Despite the positive prospects these developments bring, there are emerging concerns regarding the ownership of rental properties by corporate entities and hedge funds. This trend reflects broader national issues regarding housing affordability, sparking debates within the community about the sustainability and accessibility of housing options as these developments unfold.
