North Augusta is preparing for a major transformation with the introduction of the Bluegrass Planned Development, which will add over 500 residential units and commercial spaces to the area. Approved in early 2022, this ambitious project will include apartments, senior living facilities, and various homes. While city officials view it as a crucial step to accommodate growth, there are concerns from residents regarding service availability and increased traffic. With infrastructure installation underway, construction is expected to begin by early 2026.
North Augusta is poised for significant growth as the Bluegrass Planned Development is set to introduce over 500 new residential units including apartments, senior living facilities, and homes, alongside commercial spaces. This ambitious project, located between East Martintown Road and East Buena Vista Avenue, has been highlighted by Mayor Briton Williams as a critical component in catering to the city’s expanding population.
Approved in early 2022, the Bluegrass Place development consists of 537 housing units, which are designed to include 300 apartments, 100 senior living units, and various townhomes and single-family homes. This project is anticipated to breathe new life into areas that have lacked proper development for some time, aiming to provide residents with modern living options.
While the city looks forward to the growth that Bluegrass Place promises, there are notable concerns among current residents. Many have questioned whether essential services like grocery stores and hospitals will keep pace with the influx of new residents. Additionally, traffic congestion is expected to increase as more inhabitants arrive. City council members have indicated that there are currently no significant road upgrades planned to accommodate this anticipated rise in traffic.
Currently, the development process involves the installation of underground infrastructure, with visible construction work projected to commence by early 2026. Alongside Bluegrass Place, another major project named The Hive is underway, which plans to add 700 new homes, retail spaces, and restaurants near Interstate 20. Together, these developments respond to the increasing demand for housing and commerce driven by the growth of North Augusta.
North Augusta’s growth is notably influenced by proximity to major employers like the Savannah River Site and Fort Gordon, both of which contribute significantly to the local economy. Mayor Williams recognizes that development, despite bringing challenges such as congestion, is essential for meeting community needs and enhancing local opportunities. He emphasizes that managing growth effectively is vital for the ongoing prosperity of North Augusta.
The Bluegrass Place project represents one of the largest current initiatives in North Augusta, indicative of the city’s broader strategy to accommodate and manage its rapid growth. As new homes and commercial options become available, the focus will remain on ensuring that the necessary infrastructure and services evolve alongside the increasing population.
